JD Vance Earns $235,100 a Year and Wants to Rent a $9 Million Virginia Horse Estate

The property is owned by one of the largest data center developers in northern Virginia, an industry that Vance has personally pushed to expand from within the White House. Federal charter laws generally prohibit officials from taking gifts from anyone who has business before the government, and a below-market lease would count as one.

The location is Wolver Hill, a horse ranch about 45 miles from Washington owned by Charles “Chuck” Kuhn, one of the region’s largest landowners and one of its most active data center builders.
Vance has been one of the top management voices in expanding data centers. He pushed the White House AI Action Plan, a plan that calls for more data center capacity and power to run it, and the president later signed an executive order to expedite federal approval of similar projects. Kuhn is building within the same corridor that the White House targeted earlier this year, when it relied on grid operator PJM to hold an emergency auction that was intended to unlock more than $15 billion in funds to quickly connect the grid.

A source familiar with the plans told NBC News that the family wanted a rural location so their children could enjoy the outdoors. Usha Vance will have the couple’s fourth child this month, and the family is already using the vice president’s official residence at Number One Observatory Circle.
Open questions are how much the Vances will pay and whether the deal appears in his financial disclosures. That last part has some history: the family has owned a $2.3 million home in Cincinnati since his Senate years, and the organization that owns it was not on his disclosure books.
