Robinsons Land Charts Next Stage Growth Pipeline to 2026

Following its 45th anniversaryth commemorating the year 2025, Robinsons Land Corporation is developing a strong pipeline of projects in 2026 across its retail, office, tourist, and cargo arms. The next wave of RLC development points a clear direction as it approaches its 50th anniversaryth year: growth created by compatibility, the local context, and the needs of communities and businesses in potential regional markets.

Under Robinsons Malls, the company is moving forward with major developments in key growth cities in the Visayas, reflecting the continued importance of retail and commercial spaces in the region’s communities.

In Dumaguete, Robinsons Dumaguete is ready for expansion, adding four floors and more than 17,000 square meters of leasable space, which is targeted to reopen in Q3 2026. This project reinforces the role of the mall in the city that continues to grow as a center of education, tourism, and commerce of Negros Oriental. The Dumaguete expansion reflects Robinsons Land’s confidence in a market where student life, local business opportunities, and regional mobility continue to drive demand for well-located retail spaces. In Negros Occidental, Robinsons Land is undertaking the expansion and redevelopment of Robinsons Bacolod, one of the city’s longest-established properties. Opened in 1997 as Bacolod’s first full-service mall, this place has long served residents, students and tourists. Its development is intended to continue that legacy with a renewed space that responds to the way people now meet, eat, and spend their leisure time.

The three-story project includes more than 40,000 square meters of total leasable space. Among the most visible changes will be a renovated facade that opens the mall fully to street level and improves visibility and accessibility to Lacson Street, one of the city’s major commercial arteries. Inside, the mall will introduce Eat Street, a new food hall envisioned as an exciting culinary destination.

The redevelopment will include two Robinsons Movieworld VIP cinemas and a chapel, expanding the mall’s role in town and community life. Planned to mark the first move of Robinsons Offices to the city, the Dumaguete project is in line with the company’s expansion drive by supporting reverse migration and increasing access to better economic opportunities in the provinces. In Davao, Cybergate Victoria 1 shows a different phase of development. As the third and newest development of Robinsons Offices in Davao City, it rises on the historic site of the former Victoria Plaza, which was once home to Davao’s first shopping mall. The project will have nine floors of prime office space supported by retail and rental facilities, and is designed to serve BPOs, IT-BPM operators, corporate offices, and high-growth businesses.

In the hospitality sector, Robinsons Hotels and Resorts is expanding its reach in Northern Luzon with Grand Summit Pangasinan, the first Grand Summit location in the region. Located within the Robinsons Pangasinan development complex in Calasiao, the seven-story hotel is considered a modern landmark along the Dagupan-Urdaneta strategic road, a gateway that connects business districts, cultural centers, and tourist spots in the province.

The Grand Summit Pangasinan will have 100 rooms, including deluxe rooms and junior and executive suites ranging from 38 to 116 square meters. The hotel aims to provide a refined yet welcoming accommodation for both leisure and business travelers, with a layout and design focused on comfort, efficiency, and a superior guest experience.

RLX: RETAIL LOGISTICS SUPPORT

Under its Robinsons Logistix and Industrials (RLX) division, Robinsons Land continues to strengthen cargo capacity with RLX Calamba 2C SPX, a Grade A warehouse built in partnership with SPX Philippines, the logistics arm of Shopee. This will be SPX’s second warehouse within RLX’s Calamba Logistics hub and is designed for high-volume e-commerce operations, fast moving items, and sorting. The facility will feature flexible warehouse facilities, state-of-the-art specifications, and future-proof infrastructure that supports nationwide delivery.

This project also addresses a major need in the market: the growing need for a logistics infrastructure that can match the scale, speed, and standards of the e-commerce world. With the RLX Calamba 2C SPX, Robinsons Land is strengthening an important transport corridor in Luzon and supporting the necessary infrastructure for trade at a high level. Shopwise’s “big box” will occupy an area of ​​over 7,000 sqm with a leasable area of ​​5,000 sqm, and is scheduled for completion in the first quarter of 2027, with a store opening targeted for the third quarter of 2027. This format, which is larger than typical Philippine supermarkets, is a departure from international retail store models. It’s designed for bulk purchases, high-performance operations, and value-forward sales, making it especially suitable for rising middle-income households and small business owners.
